What is Covered under your Warranty?
When you purchase a home with Reid’s Heritage Homes, you will have access to Warranty coverage through Tarion for 7 years after taking possession. Below is a description of what is covered within those 7 years. Please keep in mind that any deficiencies must be visible under normal lighting and be visible from 6 ft. away, they will also need to be reported on the Pre Delivery Inspection (PDI) which your PDI representative will review with you.
What is covered within the 1st year after taking possession?
Your warranty will cover almost everything inside and outside of your home that has any defects in workmanship and materials. The first year of warranty will protect you against any unauthorized substitutions, ensuring the home is fit for habitation and protects you against any Ontario Building Code violations.

What is covered within the 2nd year after taking possession?
Within the 2nd year after taking possession of your new home, your warranty will cover defects in work or materials in the electrical, plumbing, heating delivery and distributions as well as defects in exterior cladding, roofing shingles, brick and exterior trim. It will also cover water penetration through the home’s exterior walls, doors, windows, roof and into the basement.

What is covered from year 3 to year 7 after taking possession?
Within the 3rd to 7th year after taking possession, your warranty will cover any defect in work or materials that result in the failure of a structural load-bearing element of the building or materially and adversely affects the use of a significant portion of the building for the usual and ordinary purpose of a residential dwelling.

What is NOT covered under Warranty after taking possession?
Your warranty will cover most defects in your home however, there will be some exceptions, below is a list of items that will not be covered;
1. Normal shrinkage of materials that dry out after construction, such as nail pops, drywalls cracks or minor concrete cracking
2. Settling of soil around the home
3. Damage from improper maintenance
4. Dampness or condensation caused by poor or improper ventilation
5. Alterations and additions made by the owner or a 3rd party
6. Damage resulting from normal wear and tear
7. Damage caused by severe weather events
8. Adjustments to garage doors if an automatic door opener has been installed by anyone other than the builder
9. Water damage to countertops – miter joints are only water resistant, not waterproof.
Please note that It is very important to maintain proper humidity within your home as this can void the warranty of the flooring.
